South Moreland LCI Corridor:

Proposed zoning changes for properties in
s W and Z



In the summer of 2012, zoning legislation was introduced by Councilmember Carla Smith to implement zoning changes for properties located in NPU W and Z that were recommended in the adopted South Moreland Livable Centers Initiative Study.  The legislation proposes zoning changes along segments of the Moreland Avenue Corridor between I-20 and Constitution Road. 



The South Moreland Avenue Livable Centers Initiative Study was the result of an extensive collaborative planning process conducted by the City of Atlanta Office of Planning working with the community to envision the future redevelopment of this important corridor.  The public process included an extensive series of public input meetings, individual stakeholder interviews, and an open-house design workshop.  In addition, detailed area analysis was conducted that included evaluating real estate market, transportation, land use and urban design, and redevelopment conditions along the corridor.  The goals and recommendations for the redevelopment of the corridor were summarized in the Study which was adopted by the Atlanta City Council in 2008.  The Study calls for the transformation of the corridor from automobile-oriented corridors with isolated land uses into vibrant, pedestrian-friendly, mixed-use neighborhoods.  



The Study identified four major areas for redevelopment:


·         I-20 to Glenwood Avenue

·         Ormewood Avenue

·         Confederate/Skyhaven Road

·         Custer Avenue to Constitution Road

The Office of Planning Staff is currently working to implement the zoning recommendations from the Study.  Click on the following links to view the proposed zoning legislation:

Implementation Schedule

·         September – October 2012: Zoning Meetings and Open House

·         September - October 2012: NPU W and Z Review

·         November 2012: Zoning Review Board public hearing

·         November 2012: Adoption by the Atlanta City Council
